Brno, Jun 9 (BD) – Each day, Brno is becoming more international with an influx of people to meet the need for a qualified workforce. But, as explained in a recent Brno Daily article, the availability of accommodation cannot keep up with the growing need for housing. Prices of flats are on the rise, and this trend is not expected to stop.

Is the neighborhood one of the factors that determine the price of a flat in Brno?

When it comes to neighbourhood, as in any city, living in a nice area like the city centre will cost you a bit more money.

According to Aleš Malár, executive director of the relocation agency Foreigners, the most popular neighbourhoods in Brno are the city centre, Královo Pole and the campus area because most of the international companies are situated there. This means the rent will be higher than in other areas of Brno by about 10-20%.

However, the higher prices in these areas don’t seem to be a big issue, as many people still chose to live close to the centre, where there is good public transport close by, according to Malár.

The most important for me is the location, followed by the condition of the flat and finally the price, mainly because if the location and condition are good, the prices vary accordingly. I would pay more for a neighborhood closer to the city centre or somewhere nice like Veveří area, where buildings have wonderful facades,“ says Cecilio, a Spaniard who has been working in Brno for two years. “I have noticed some differences in the price range in certain neighbourhoods, but they are not very significant,“ he adds.

For me, the most important factors were the price, the location and the condition of the flat. The price plays an important role, but I would still pay more for a good neighborhood closer to the centre“, says Iva, a Croatian who has spent a year and a half working in Brno.

However, price might be of more importance to students. For Peter, a Slovak student, price and proximity to the city centre were the main criteria, regardless of the quality of the neighborhood. “But to be honest, when I was choosing the flat, I wasn’t aware that I would be living in a bad neighborhood – although I haven’t had any problems so far,“ he explains.

As rental prices continue to grow, prices in certain areas are expected to rise more dramatically. “The popular areas have limited space. For example, Špilberk Office Centre is right next to the centre and there are very limited possibilities for building new residential apartments nearby, while the interest in these areas will only grow,“ explains Marie Lungová from Brno Expat Centre.

As the best neighborhoods to live in, she proposes Masarykova čtvrť (Zelený kopec) and Černá pole, generally considered nice districts and still very close to the centre.

However, they are probably the most expensive as well, and good offers are hard to come by. I’d recommend venturing out to a similarly nice place to live in, but just a bit further from the centre: Lesná, Medlánky or Žabovřesky,“ she says. “If you do want to live close to the centre but your budget is a concern, then search around Křenová street. However, you will have to cope with a rather rural feeling and a lot of traffic,“ she advises.
